The total cost of building a controlled atmosphere (CA) storage facility is not a fixed figure; it depends heavily on the size of the facility, equipment configuration, and construction environment. According to industry experience, the cost of a CA storage facility is typically calculated by area or volume, with the cost per square meter ranging from approximately RMB 1,300 to RMB 2,500, and some high-standard projects costing even more. To evaluate the investment more intuitively, we can break down this cost from the following dimensions:


First, the size of the facility directly determines the base of the total cost and also affects the unit cost. CA storage facilities exhibit a clear "economy of scale." For a small facility of around 100 square meters, because the fixed costs of core CA equipment such as nitrogen generators and carbon dioxide scrubbers cannot be spread over a large area, the cost per square meter tends to be higher, with the overall investment typically ranging from over one hundred thousand to several hundred thousand RMB. When the scale expands to large projects of over 500 square meters, the cost per square meter can drop by 15% to 25%, making it more cost-effective.


Second, the selection of core systems is key to the cost difference. The core distinction between a CA storage facility and a regular cold storage lies in its gas control system, which typically accounts for 25% to 30% of the total cost. If domestic equipment is chosen, the cost is relatively affordable; if high-end brands are used, although the initial investment may be 40% to 60% higher, they offer advantages in gas concentration control accuracy and equipment stability. In addition, the configuration of the refrigeration system (such as Freon or ammonia systems) and the material and thickness of the insulation panels (e.g., 150mm thick polyurethane double-sided color steel insulation panels) can cause cost fluctuations of several hundred RMB per square meter.


Furthermore, the structure of the facility and the construction environment can also incur hidden costs. If the site needs to be divided into multiple independent CA rooms, although this enhances storage flexibility, each additional room means extra investment in airtight doors, partitions, and corresponding control systems. At the same time, regional climate differences should not be overlooked. For example, southern regions require additional dehumidification and moisture-proof treatment, while northern regions need enhanced frost protection and insulation. If the site is a basement or a renovation of an old building, additional waterproofing and demolition/alteration costs will be incurred.



When planning the budget for a CA storage facility, in addition to the initial construction cost, it is necessary to reserve 15% to 20% of the funds for supporting facilities such as power capacity expansion, loading and unloading equipment, and pre-cooling facilities. It is recommended that investors, at the early stage of project initiation, first clarify their storage categories and turnover needs, and invite professional manufacturers to conduct on-site surveys and design solutions. By precisely matching equipment power, optimizing the division of storage rooms, and emphasizing the airtightness of the facility, it is possible to avoid the waste of "overcapacity" and ensure low-energy operation in the later stage, thereby maximizing the return on investment.
