Why Is My Cold Room Leaking Water?


Leaks in a cold room or cooler are typically caused by poor exterior drainage (water seeping through porous concrete from an upper porch/patio), cracks in foundation walls, or heavy condensation when warm, humid air meets cold surfaces.


Here is a checklist to diagnose and stop the leak, organized by source:


1. Floor or Wall Seepage (External Leaks)

Check the roof slab: If your cold room is located beneath an outdoor porch or patio, rainwater or melting snow often seeps through cracks in the concrete slab above.

Check exterior grading: Ensure the ground outside slopes away from the foundation so that water does not pool against the exterior walls.

Seal structural cracks: Visible cracks in interior ceilings or walls can be patched with hydraulic cement or injected with epoxy, but severe leaks typically require exterior waterproofing and drainage systems. 



2. Water Drops on Ceilings and Walls (Condensation)

Check the weather: If outdoor weather changes, warm, humid outdoor air can enter the cold room and immediately condense into water droplets upon contact with cold surfaces.

Seal air gaps: Ensure the cold room door is properly fitted with weatherstripping and is tightly closed.

Control humidity: Turn off any humidifiers nearby. Add a small fan to improve air circulation and use a dehumidifier to remove excess moisture from the air. 


3. Walk-In Cooler/Refrigerator Leaks (Appliance)

Clear the drain line: If you are referring to a refrigerated walk-in cooler or industrial chiller, a clogged evaporator drain line is a common cause.

Inspect the gaskets: Check the door gaskets for gaps or tears that allow warm air to enter, causing frost buildup that eventually melts and overflows.
