There is no one-size-fits-all "fixed price" for building a cold room. The construction cost per square meter is influenced by multiple factors, including temperature requirements, scale, and equipment configuration. In the 2026 market, cold room construction costs are typically estimated per square meter, with significant price differences across various temperature zones and applications.


In terms of standard temperature zones, a fruit and vegetable fresh-keeping cold room at 0°C to 5°C costs approximately RMB 800–1,200 per square meter. A meat freezer cold room at -18°C, requiring thicker insulation and higher-capacity units, costs around RMB 900–1,500 per square meter. For blast freezers below -35°C or ultra-low temperature cold rooms at -60°C, costs rise significantly to RMB 3,000–20,000 per square meter. Additionally, cold rooms with special compliance requirements, such as GSP-certified pharmaceutical cold rooms (RMB 900–1,500 per square meter) or chemical explosion-proof cold rooms, will see correspondingly higher costs.


Beyond temperature, the scale of the cold room directly impacts the unit price. Generally, the larger the cold room area, the lower the cost per square meter. For example, building a 100-square-meter small fresh-keeping cold room may cost around RMB 120,000–140,000 in total, while a 1,000-square-meter large cold room, despite a total investment of RMB 800,000–1,000,000, offers better cost efficiency per square meter due to economies of scale.


The core factors determining the final cost of a cold room mainly fall into four categories: First, the insulation system of the cold room body, including the thickness of polyurethane insulation panels, fire-retardant rating, and floor moisture-proof and insulation treatment. Second, the refrigeration system, where the brand (e.g., or domestic) and energy efficiency rating of core equipment such as compressors directly determine the initial procurement cost and ongoing electricity expenses. Third, electrical control and piping auxiliary materials, covering intelligent control cabinets, cables, pipes, and installation labor costs. Fourth, regional and site conditions—for example, in the Zhengzhou area, if soft soil foundations require deep reinforcement, or if the site is remote, leading to higher logistics and transportation costs, the overall cost will increase.


It is particularly important to emphasize that a standard cold room quotation typically covers only the turnkey construction cost, including materials and labor, and usually does not include preliminary supporting costs such as civil works for the plant building, specialized fire protection modifications, or municipal utility connections. Therefore, when planning a cold room, enterprises should not blindly pursue the "price per square meter" but should clarify their actual needs and require a professional cold room construction company to provide an itemized quotation that includes "equipment model + material specifications + scope of construction." Only by comprehensively considering both the initial construction cost and the long-term energy consumption cost can the stability and cost-effectiveness of the cold room project be ensured.
